Often those buyers were on the market months before but haven't been lucky finding their new home, therefore and by the time the summer comes they are less picky and more proactive to assure the transaction goes ahead.
Buyers will often have to act quickly as they need to be settled for the new school year or the new job that usually starts at the end of the summer, therefore they will be quick to act.
Doing visits during the summer, while there's a nice fresh breeze coming through, is way more appealing and advantageous to the sale than walking through the winter's stale air smells.

There are more transactions between July 1st to August 31st than between January 1st to February 28th, except in 2021 as there were more buyers than properties on the market.
